Signs your crack needs repair
- It lets water in, even a little, after rain or snowmelt.
- It's wider than about a quarter inch.
- It's wider at one end than the other.
- It runs horizontally or in a stair-step pattern.
- It's getting longer or wider. Mark the ends with a pencil and date them, then check again in a month.
A thin, dry vertical crack that isn't changing is usually cosmetic. It's still worth sealing so it doesn't start letting water in.
How crack injection works
The crack is cleaned and small ports are fixed along its length. The surface is sealed over, then a liquid resin is injected through the ports under pressure. It fills the crack through the full thickness of the wall and hardens. There are two common types:
- Epoxy injection bonds the concrete back together. It's used when the crack is structural and dry.
- Polyurethane injection expands to fill the crack and stays slightly flexible. It's used mainly to stop leaks.
We'll recommend the right one after seeing the crack.
Foundation crack repair cost in Kelowna
Crack injection typically runs about $500–$1,500 per crack, depending on length, depth and the material used (HomeStars Kelowna foundation repair cost guide, 2026). These are general ranges, not quotes. Things that change the price:
- How long and how wide the crack is
- Whether the wall is finished (drywall and framing may need to come off)
- Whether the crack is leaking or structural
DIY kit or a professional?
Hardware-store kits can work on a short, dry hairline crack. They're a poor fit for anything leaking, wide or horizontal, because the resin often doesn't reach the full depth of the wall. If you're not sure, send a photo first.
Common questions
Can a crack be repaired from inside?
Yes, most injection repairs are done from inside the basement, without digging.
Is it worth fixing before I sell?
A repaired, documented crack is usually easier to explain to a buyer and their inspector than an open one.
What happens after I send a photo?
A foundation specialist looks at it and gets back to you about what it is, what it'll take to fix and roughly what it costs.
Send a photo of your crack and we'll tell you what it'll take to fix it. (250) 999-3602
